Preserving Nature

Our History

Beginnings

In 2004, expert builders and long-time business associates, Scott Patrick Schiabor and Bob Sahd, of Paradiso Development Corporation, discovered gold right in the heart of the Phoenix metropolitan area. The Phoenix Mountains are unique in the world, a mountain chain of the Sonoran Desert that is central to the Valley of the Sun, contouring it with extraordinary crests and defining it with unspoiled desert vistas.  Comprised of over 7000 acres, the Phoenix Mountain Preserve forever protects the mountains and stewards their unspoiled plant and wildlife. In the heart of the city of Phoenix, the Mountain Preserve provides an oasis for the Sonoran desert right in the heart of the city of Phoenix.

Nestled adjacent to the Phoenix Mountain Preserve, near Lincoln Avenue and 40th Street, was a pristine parcel of 46+ acres where time seemed to stand still. For decades, this coveted acreage had been sought after by local developers. However, innumerable solicitations to the land owner were in vain. The gentleman, it seemed, was looking for a special builder with the environmental commitment and the technical know-how it would take to protect his treasured hillside property and integrating its natural beauty with the surrounding Phoenix Mountain Preserve, while realizing its true potential and ensuring its lasting value.

Schiabor and Sahd looked to the surrounding desert mountains, fell in love with the rare property and immediately recognized its potential. They knew their extensive experience in sustainable building techniques could be brought to bear to transform this diamond in the rough into a priceless jewel. Schiabor explains, “When we first saw the site, we didn’t view it as an inert area of earth to develop but rather as a living environment we need to work with and respect as we develop it."

The pair approached the land owner with their intentions. They conveyed their shared vision of seamlessly blending a rare collection of luxury homes into the delicate Sonoran surroundings. Their plans to apply responsible development methods to the site made the decision to sell his prized property an easy one and the deal was completed.

The Right Team

Next, the partners set out to recruit an outstanding development team who could help them realize their vision of a gated luxury enclave that also served as a protective sanctuary for the area’s natural land, plants and wildlife. They selected firms that were both the best in their respective fields and committed to the project’s green development practices. Craig Wickersham AIA and Steve Voss of LVA Urban Design Studio were selected as site’s architect, design consultants and land planners. Kitchell’s Master Planned Communities Division was chosen to complete the site design and manage the construction of the site infrastructure. Desierto Verde was hired as landscape preservationist and Structural Grace as the structural engineer for the award-winning native stone wall system.
